Over the years, it has not been common practice for homebuyers to go out looking for a house during the holiday season. The thinking was that everyone was too busy planning family gatherings, organizing gifts, or maybe decorating the house. Some were working on getting travel plans ready. Others were just looking forward to some quiet time. Additionally, there was an expectation that the sellers were doing all the same things and so no good home would be available to see.
With the advent of the internet, and all things online, this way of thinking has changed. Now, real estate listings can be accessed 24/7. How many serious buyers check the latest listings right before closing their eyes at night? And first thing in the morning? Or while waiting in line at the grocery store or while watching their children’s swim meets?
Most of us now are really busy. So busy in fact, that perhaps we wont think about the holidays until they are right upon us. And so it also follows that the serious home buyer may keep an eye open for new listings and that the seller may not want to miss an opportunity either.
Still, there may be some inventory shrinkage at this time of year. So why not take advantage, as a seller? Even go so far as to first put your house on the market right after Thanksgiving. The buyers will be happy to see something new and fresh.
For those sellers out there who may feel like the holidays are too overwhelming or who have planned to be out of town, listing in January is not such a bad idea either. People are often reinvigorated after the New Year. There is year-end tax planning that sometimes leads folks to think about home ownership. A New Year’s resolution might steer someone to make a purchase.
